Common questions

Conveyancing & Property: common questions

Useful answers before you choose a solicitor.

How long does conveyancing take?

A straightforward freehold purchase with no chain typically takes eight to twelve weeks from offer accepted to completion. Chains, leasehold properties, new-builds, mortgage delays and unexpected search results all add time. A proactive conveyancer keeps the chain moving by chasing the other side rather than waiting on it.

What are conveyancing searches?

Searches are enquiries made to official bodies before you commit to buy. The standard set covers local authority planning and building control, water and drainage, and environmental risks such as flooding or contamination. Your lender usually requires them, and they frequently reveal things that change what you should pay or whether you buy at all.

What is the difference between exchange and completion?

Exchange is the moment the contract becomes legally binding: the deposit is paid and the completion date is fixed, and pulling out after exchange costs you money. Completion is the day the balance transfers, you get the keys and the property is legally yours. The two are usually one to two weeks apart.

How do I compare conveyancing quotes?

Compare the total quoted cost including VAT and disbursements, not just the legal fee. Check what is excluded: leasehold packs, bank transfer fees, stamp duty submission and dealing with a management company are common extras. Fixed-fee quotes with a clear written breakdown are the standard you should expect.
